Read directly from the server with tools/list, grouped by what they act on. If a tool disappears, we record the date.

calc
calc_180_day_deadline
Last day to invest a gain in a QOF, with every start date the taxpayer may choose (direct, pass-through K-1, section 1231, RIC/REIT dividend, installment) and whether the window reaches OZ 2.0 (Jan 1, 2027).
calc_2026_inclusion
Amount of deferred gain included on Dec 31, 2026 for a pre-2027 QOF investment, with the 10%/15% basis step-up where the holding period was met, and an estimated tax at the user's rate.
calc_90_percent_test
Averages the two semiannual testing dates and, if the fund falls short, computes the Form 8996 Part IV penalty month by month (pass month-end figures in monthly for an exact figure; otherwise testing-date figures are applied to each half-year and the result is flagged as an approximation) at an underpayment rate the caller supplies.
calc_oz2_benefit
Models an OZ 2.0 investment (5-year deferral, 10% or rural 30% step-up, 10-year exclusion capped at year 30) against paying tax now and investing the remainder.
calc_substantial_improvement
How much must be added to a building's basis within 30 months (100%, or 50% in a zone made up entirely of rural areas).
lookup
lookup_address
Geocodes a US street address (Census Bureau geocoder, falling back to OpenStreetMap; tract assignment by the FCC Census Block API) and returns its 2018 Opportunity Zone status (2010 tract), its status for the 2027 designation round (2020 tract: eligible, nominated or certified, with source), the rural flags, and Census ACS tract statistics.
lookup_coordinates
Same as lookup_address for a latitude/longitude point.
financing
get_financing_link
Link where a developer, sponsor or business owner can request debt financing for a project in an Opportunity Zone. Routed to Janover Capital LLC's desk; free, no obligation. Janover arranges loans; it does not sell fund interests.
key
get_key_dates
The program calendar: OZ 1.0 inclusion date, OZ 2.0 start, designation periods, filing dates.
plan
plan_working_capital
Spend-by dates for each cash infusion under the 31-month working capital safe harbor, and the 62-month outer limit available to start-up businesses.
qozb
check_qozb
Checks the 70% tangible property, 50% gross income, 40% intangibles and 5% nonqualified financial property tests and the excluded-business list.
state
get_state
Counts of 2018 zones, rural zones, 2027-eligible tracts and their nomination/certification status for one state or territory, with the official source.
tract
get_tract
Status for an 11-digit census tract GEOID. A 2010 GEOID is checked against the 2018 designations and a 2020 GEOID against the 2027 round; many GEOIDs exist in both vintages. If you already geocoded a property, pass geoid_2010 and geoid_2020 instead of geoid.

Opportunity Zones (opportunityzones.help) — questions

Answers built from our own checks of this server.

What can Opportunity Zones (opportunityzones.help) do?
It exposes 13 tools, read directly from the server on our last check. Among them: calc_180_day_deadline, calc_2026_inclusion, calc_90_percent_test, calc_oz2_benefit, calc_substantial_improvement, check_qozb and 7 more. The full list with descriptions is on this page — we take it from the server itself via tools/list, not from a README. How MCP servers expose tools in the first place →
What is Opportunity Zones (opportunityzones.help) mostly used for?
Its tools cluster around calc and lookup. That is what this server is built to work with — the grouping comes from the actual tool names, not from a category we assigned.
Is Opportunity Zones (opportunityzones.help) working right now?
We send a real MCP handshake every 15 minutes. Over the last 24 hours 17 of 17 checks got a reply (100.0%), average response time 143 ms. The bar chart above shows every period we have measured.
How do I connect Opportunity Zones (opportunityzones.help)?
Copy the ready config from this page. We generate it for Claude Code, Claude Desktop, Codex, Cursor and VS Code, each in the form that client actually reads. It is a remote server, so there is nothing to install — the client connects to the address.
Does Opportunity Zones (opportunityzones.help) need an API key?
No. Opportunity Zones (opportunityzones.help) completed a full MCP handshake with us as an anonymous client and listed its tools without asking for anything. All 13 of them are readable on this page. This is what we observed, not what the docs claim.
How fast is Opportunity Zones (opportunityzones.help)?
It answers our handshake in 143 ms on average, which is faster than 82% of all working MCP servers we measure. That puts it in the quick quarter of the ecosystem. The comparison comes from our own checks across the whole registry, every 15 minutes.
